May I go and tour the property before I buy it?

Yes, please do. We publish the exact GPS coordinates of every property so you can check in a computer or your phone how to get there and where exactly the property is located. You just can go without asking me.

Will you give me a tour?

No, I am not a real estate agent and I’m not from the area where the properties are located. Please feel free to use a computer or phone to look for the directions on how to drive to the property and check it yourself.

Can we use escrow to close?

Sure, but the buyer must pay for it. Signing over the deed and closing the deals ourselves is easier and faster but if you prefer to use an escrow there is no problem.

Do you offer title insurance?

Sure, but buyers must pay for it.

Does the property have utilities?

The correct answer in most cases is NO. However, if a property DO have utilities, we will specify it in the listing.

Are there back taxes or Liens on the property?

Our properties are free, clear, and current when we transfer them to you unless the opposite is stated in the listing.

What payment methods do you accept?

We accept check, wire transfer, Zelle, etc. If you want to work with another payment method, please let us know to see if we can make it work.

How do I qualify for a payment plan?

If you are interested in the property and believe you can make payments, then you qualify. There is no need for a credit check or be an American.

Are there any prepayment penalties?

No, you can finish to pay the property as soon as you like without any penalty.

What kind of deed will I receive?

You will receive a warranty deed.

When will I receive my deed?

You will receive the warranty deed after the competition of the total payments of the property. You will normally receive the deed within the next 3 business days after the competition of payment. However, sometimes it can take up to 5 business days.
